Plans have been submitted for a new three-bedroom home on land alongside an existing property at 2 North End in Calne.
The proposal would see a new dwelling built on the large gravelled area to the side of the existing semi-detached house. The planning statement says the site currently contains one home and that the proposal would allow the site to accommodate two families.
The architects describe the proposal as a single new dwelling, with associated landscaping and changes to the parking arrangements. The existing side gravel area, which has been used for parking, would become the location of the new house.
Parking would be rearranged as part of the plans, with two spaces retained for the existing property and three spaces provided for the new home. Electric vehicle charging points and solar panels are also proposed.
The new property is intended to be designed in keeping with the surrounding area, with the planning statement referring to reconstituted stone and tiled roofs as materials commonly found on nearby homes. The proposal also includes changes to the existing garden areas and new landscaping.
The architects say the site is within the existing settlement boundary of Calne and that using the existing residential site provides an opportunity to add a home without developing greenfield land. They describe the proposal as a “brownfield site” and say the scheme would involve just one additional unit.
The application also refers to previous planning history at the property. A two-storey extension was approved in 2024, while planning permission was granted in October 2025 for two flats. The statement says those proposals would have been located in a similar area of the site to the new dwelling now being proposed.
The current proposal would instead provide a single new house alongside the existing property.
The application includes plans showing the proposed dwelling occupying the side section of the site, with access and parking arranged from the road. The location plan shows the property surrounded by existing residential development.
The planning application has been submitted to Wiltshire Council and no decision has been made at this stage.
